As part of the process of managing your property we must always act in accordance with the law. Our staff attend regular training on all matters regarding changes to the current requirements and where necessary will keep you informed of these changes.
All Agents, as well as Property Owners, are obliged to act within the guidelines of the various Acts of Parliament relating to renting Residential property including the following:
• The Residential Tenancies & Rooming Accommodation Act 2008,
• Property Occupations Act 2014
• Operating guidelines issued by the Residential Tenancies Authority in Queensland(the RTA)
• Racial Discrimination Act
• The Privacy Act

More recently we have had to bring our owners up to date with the changes regarding:
• Swimming Pool Fencing
• Smoke Alarm interconnection, fitment and testing requirements
• Water restrictions, including swimming pool compliance
• Changes to the methods of charging tenants for water usage
• Switchover to Digital TV and the requirements on owners to upgrade aerials
• New Blinds & Window covering safety requirements

Our Tenancy Applications and Rental Agreements are in the form recommended by the Real Estate Institute of Queensland. These forms provide a comprehensive list of clauses and lease conditions to protect your interests and your property.

There are additional clauses contained in the REIQ agreements that do not appear in all Residential Tenancy Agreement Forms, these additional clauses offer further protection for you.

We attend to all of the necessary paperwork to comply with the requirements of the RTA and Residential Tenancies legislation, including those pertaining to collecting and lodging the Bond and at the end of a tenancy, inspecting the property before releasing the Bond back to the tenant.

Our staff are, of course, conversant with these changes and act in your best interests, both legally and ethically, in all matters concerning your property.
