Rental Property Inspections

An important part in the process of caring for your property!

We conduct regular, routine inspections of your property and these are followed by a written report including colour photos keeping you informed of all matters relating to your property, including pending maintenance and so forth.

At the start of a new management and for each new tenancy, we complete a detailed condition report of the property, including taking hundreds of high-resolution, colour photographs for our records. These reports and photos give us a detailed record of the condition of the property at the beginning of the tenancy term. At every subsequent inspection we update the photos and will send you a copy along with a written report keeping you informed on the condition of your property. We again inspect the property at the end of the tenancy, and are both thorough and strict, which is an advantage to both our landlords and incoming tenants. The bond will not be released until the property is in the same clean and tidy condition as the start of the tenancy. Our routine inspections ensure that we are able to check on the overall condition of the property in an ongoing, regulated program.

We will advise if we can foresee any maintenance expenditure that may be coming up and if there are any minor repairs the tenant has not advised us of, we recommend that these items be attended to immediately so they do not grow into major repairs!

We highly recommend that together with your property manager, you join us on an inspection from time to time to keep yourself up to date with the current condition of your investment.

We advise that these inspections are a visual inspection of the property and in no way represent a structural building report. While our Property Managers will point out any obvious defects, they are not qualified to advise on structural matters and we therefore recommend that you have a building & pest inspection carried out on a regular basis. We can assist you with engaging a reputable, licensed building inspector should it be required.
