We constantly monitor the rental market and prior to the renewal of every lease or re-letting due to a vacating tenant we will contact you before the expiry date for your instructions. Our office is extremely pro-active when it comes to rent reviews. It is our intention to increase your return wherever possible. The rental market is always fluctuating and long term leases can lock you into a rental return that is less than market rent. For this reason we do not usually recommend lease terms longer than 12 months.

We are always mindful that a lease renewal or lease expiry falling due around holiday periods like Easter or Christmas can result in longer vacancy periods. As an example, a property becoming vacant on December 23rd will be extremely difficult to re-lease immediately and may remain vacant until the around New Year. In these situations, we recommend to extend or shorten a lease for a month to avoid this “down time” in re-renting your property.

Should you require an update and appraisal of the current Market Value of your home, our Sales Consultants are trained to carry out these assessments with the least amount of disruption to your tenant.

Should you ultimately decide to place your property on the market, our staff know that we must keep the tenant in place at all costs to ensure there is no loss of rental during income this process – which is often a stressful time for the tenant.
