    Are your staff members long term employees?

Yes. We are extremely fortunate that the majority of our staff have been with us for more than 8 years.
Our employees are loyal, dedicated and professional at all times and we greatly value this advantage.
Our family owned and operated office has the advantage of an actively involved Principal and Directors who are working within the business on a day to day basis and always on hand to answer any query you may have.

    What happens if my property needs urgent maintenance?

We contact you – Seek your instructions and if you have a preferred tradesperson we will use them. If there is an emergency (e.g: Hot-water service breaks during the night) we have experienced, insured and qualified tradespeople who will attend your property and resolve any issues. We have an ongoing relationship with these tradespeople which ensures fair pricing and lowers the cost of an emergency callout. Under the Act we are required to attend to any urgent maintenance immediately to avoid serious injury or damage, however, we will always contact you first prior to arranging any major maintenance.
All other non-urgent maintenance must be requested in writing from your tenants and we will always discuss this with you prior to arranging any repairs or improvements.

    What methods do you use to market my asset to attract new tenants?

The internet drives our marketing today, however as we do have excellent walk-in enquiry, a rent list updated daily always available at our front reception. We list our vacant properties on all the major portal sites – including allhomes.com, soho.com, rent.com, realestate.com.au & Domain.
We also use the Inspect Real Estate platform giving prospective tenants the ability to book their own inspection times 24hrs a day, 7 days a week.

    How do we screen tenants?

In addition to confirming their employment details and their previous rental history we conduct a formal search through TICA, the primary tenancy database used throughout Australia & New Zealand providing comprehensive information on any defaulting tenants.

    How many inspections do your carry out per year?

We carry out regular routine inspections approximately every 3 months. Following each inspection a report with photographs of the property will be sent to you. Owners are welcome to attend routine tenant inspections if they wish to do so.

    How can you ensure the best returns from my asset?

We carry out regular CMA’s (current market analysis) on your rental property using Corelogic Property information as well as information sourced from the Department of Primary Resources. At every lease renewal we provide guidance on the current market situation to enable you to adjust the rent on a regular basis. We constantly monitor arrears to make sure rent is paid on time. We regularly inform owners of any required maintenance to ensure their property is well maintained and the rental value does not deteriorate.
