What happens if something goes wrong?

We cannot stress enough the importance of adequate Landlord Protection Insurance for all rental premises. The items covered in these policies are not covered in your normal household policy and are specifically designed for Rental Properties.

In the current economic climate anything can happen, even to the best tenant.

We have all heard the “horror stories”, fortunately our strict tenant selection can minimize these occurrences however this is not the only reason you may need Landlord Protection Insurance: Your tenant may become seriously ill and off work for months at a time, have a marriage breakdown, be made redundant, have to leave the area to find work, leave urgently because of the illness of a close relative or other personal matters forcing them to break their lease agreement.
These are just a few of the scenarios we are all too familiar with. In these circumstances, if your tenant needs to break their lease it can leave you out of pocket until such time as a new tenant is found. If you have landlord protection insurance most, if not all, of these charges are recoverable and we will claim these back from the Insurer at the time of making the claim on your behalf.

Fortunately, we very seldom need to attend QCAT but occasionally it is necessary. We do not charge for the issuing of RTA Notices nor for the preparation of court documentation. We will attend both QCAT arbitration & QCAT mediation hearings on your behalf.

Good insurance can cover most of these losses. We highly recommend Landlord Protection Insurance to all of our landlords & these premiums are tax deductible. We can provide you with information on the various landlord protection policies available. Do take the time to check if you are adequately covered for tenancies within your current policy and check the excesses applicable to each area you may claim.
